SUMMARY REPORT


What is a Summary Report?
A Summary Report is a Property Condition Disclosure Statement
We make an earnest effort on your behalf to identify visible defects. What we create is is an opinion report, expressed as a result of the inspection. A SUMMARY report will cover key areas and we may issue RED FLAGS along with advisories.


Examples of Report Areas
Footings
  • We check for the proper sizing of rebar.
  • Depth below the ground the pile has been cut.
  • Size of excavation around the pile.
  • Proper width of wooden formwork around the pile for the footing.
  • Proper height of wood formwork around the pile.

Concrete framework beams and columns. Brick or block structure.
  • We check to see if the post/columns and beams are of proper size to hold the intended weight.
  • We check to see if they are placed in the proper position (distance between each.)
  • We check to see if the proper staggering of brick or block has been done.

Poured floors and steel roof structure.
  • We check to see if the proper thickness of the concrete is poured.
  • We check to see the proper placement of concrete floor panels has been installed.
  • We check to see if waterproof concrete has been used if specified.
  • We check to see if concrete panels have been used where only poured concrete should have been.
  • We check to see if proper thickness of steel is used to support the intended roof material.
  • We check to see if the proper spacing of material is used.
  • We check to see if roofing material is installed according to standard practices.

Rough plumbing.
This inspection is performed when the base plumbing drainage system is in place.
  • We check to see if system is vented.
  • We check to see if adequate size of septic system is in place.
  • We check to see if system operates (downward flow.)
  • We check were possible if joints are tightly connected or glued.
  • We check to see if proper traps are installed.
  • We check to see if proper support of pipes is in place.

Rough electric.
This inspection is to be performed when all of the wire and boxes have been installed. Grounds and neutrals shall be "made up" at the boxes and home runs completed to the panel location. All low voltage systems (specialty lighting, telephone, data, cable, security, etc.) must be installed at the time of the Rough Electric Inspection.
  • We check to see if system is grounded.
  • We check to see proper size of wiring is used.
  • We check to see if proper junction boxes are used and they are covered.
  • We check to see if proper conduit is being used for the right application.
