What is a Summary Report?
A Summary Report is a Property Condition Disclosure Statement
We make an earnest effort on your behalf to identify visible defects. What we create is is an opinion report, expressed as a result of the inspection. A SUMMARY report will cover key areas and we may issue RED FLAGS along with advisories.


SUMMARY AREA: Concrete Structure and Brick Work

SUMMARY
  • The columns and beams all appear to be of normal size.
  • The proper sizing of rebar, and spacing of rebar was noted.
  • The spacing of the columns is normal.
  • The staggering of the brickwork completed thus far is good.
  • Steel was noted being used at the correct intervals of brick rows.
  • Proper installations of concrete floor panels were installed. Poured floor is of proper thickness.
  • Poured floors were noted for all flat areas exposed to the weather and swimming pool.

RED FLAG ISSUES:
  • In Some places it was noted the concrete was not properly vibrated.
  • A few of the columns on the left hand side of the building holding up the roof support beam are marginal in their strength worthiness.
    ADVISORY NOTE: I would recommend we hire a Thai structural engineer to evaluate if they should be repaired, or replaced.
  • There are some columns that were not poured to the correct height. To try to correct this the contractor is filling in using mortar. The problem is this mortar can crack out over the years leaving only the weld on the rebar to hold up the roof structure.
  • The concrete where the water lines come through were not finished off around. This will lead to the steel rusting out and weakness in the floor structure.
  • Rebar not covered in some places. All rebar should be covered at least one inch.
  • Paper left in to hold concrete in place. This should be removed and mortar used to finish off the area.
